Before you apply

1. We only rent to full time University/College student. If you are not, your application would not be accepted

2. Sign up using the login bar above. 

3. Review information in the website about the property locations, floor plans and details of the room. Visit the resource page for general information.

4. Read the details in the sample lease (accessible only after login). It is written using the Residential Tenancy Agreement (Standard Form of Lease) mandated by Ontario Regulations. The original form can be found in the the government website: https://forms.mgcs.gov.on.ca/dataset/047-2229

5. The specific requirements in relation to this agreement are covered under Scheduled A. You are recommended to pay special attention to this section. 

6. If you are not willing to accept the following house rules, then this residence is not suitable for you:

  • no smoking/vaping anywhere, inside your room and in all common area inside or outside of the house

  • no pet

  • no partying

  • no room sharing

  • share responsibility to clean all common area

  • share responsibility to mow the lawn, bag the leaves and shuffle the snow

How to apply

To apply, please fill in the application form here and send the following to yourstudentrental@gmail.com:

1. a photo of your driver license (front and back) or passport (photo page)
2. for new student, a copy of  your University/College acceptance letter

3. for existing student, a copy of proof of enrolment and a photo of your University/College student ID card (front and back)
4. a screenshot from your University/College student portal profile page showing your name, student id number, registration status, program and home address
5. a photo of your guarantor’s driver license (front and back) or passport (photo page)

6. a hello email sent from your guarantor’s work email showing job title
7. current address and landlord contact information if currently staying in off-campus residence. If staying in on-campus residence, please send a copy of the receipt

8. e-transfer $100 application fee to yourstudentrental@gmail.com or yourstudentrental@bell.net

9. Indicate whether you are applying as a group and only want to be considered as a complete group. List the name of other applicants that form your group

Note that the application fee is non-refundable if the application is rescinded by the applicant. However, if the application is NOT accepted by the Landlord, it would be fully refunded without deduction.

What to expect after application

1. A confirmation email would be sent automatically to you after submission of the application form. Please inform me at yourstudentrental@gmail.com if you did not receive a confirmation.

2. Your documentations will be vetted and if necessary you may be asked to provide additional information

3. If we are satisfied with all the information provided, we will prepare the lease agreement for you and your guarantor to sign.

4. The lease agreement would be delivered by SkySlope. It is an e-signing platform used in majority of real estate transactions in Ontario. 

5. e-transfer the first and last month rent together with $100 of cleaning fee (if elected to pay upfront) to yourstudentrental@gmail.com or yourstudentrental@bell.net

6. Upon receipt of the e-transfer and e-signature from you and your guarantor, the landlord (me) will e-sign the lease agreement

7. You and your guarantor will be notified by SkySlope that signing has completed with links to download the signed documents and signing certificate for your record.

Note that if you elect in the application to pay the cleaning fee upfront, the cleaning fee will apply only once at the end of your lease. If the lease is renewed, it would be carried forward and applied to the end of the renewed lease.

What to expect after acceptance of application

1. When it gets close to the starting date of the lease, you will receive a questionnaire which is used to help us preparing the room for you before the move in date. It would include but not limited to the following information:

  • intended move in date

  • which furniture included in the lease that you want to keep

  • details of your vehicle if your lease includes a parking spot

2. A day before your move-in date, we will send you the code for the front door and the code of the lock box that holds your room key. Two room keys are provided. Please take one with you and leave the other inside the lock box as a spare key in case you are locked out from your room. Do not change the lock box code, just scramble the code to lock it again.

3. You will be sent an invite link to join a tenant chat group with WhatsApp. That is the key channel of communication for common matters among all tenants in the residence. Please make sure you join the chat group.
